NILES – Construction and renovation projects in Niles are changing the city’s skyline with new buildings, spruced-up older ones, new residential homes and new employment opportunities.
With four months remaining in the year, Niles has about $10 million worth of projects that have either been completed or are under way, according building and zoning director Anthony Vigorito. It had about $8.5 million worth of construction projects in all of 2009.
“It has been a busy year,” he said. “We still expect to have a lot of smaller projects to come in before the end of the year.”
Vigorito is not ready to call the greater amount of construction spending happening this year a part of a trend.
“I don’t want to look too far into the future,” he said. “Things change. We never had a real lull in projects. I attribute that to the city having its own utilities, relatively low taxes and being business friendly.”
It is the mix of projects that makes Vigorito optimistic.

Projects include the addition of 17 assisted living units in Autumn Manor on Niles-Vienna Road, the 52-unit senior housing complex called Edison Place on Church Street, a new Panera Restaurant on Shaker Boulevard and U.S. 422, as well as renovations of several existing buildings, where a new vitamin store, a new dental office and a jewelry store are set to open.
In the Eastwood Mall, renovation work is being done for the new Fuddruckers, which is a hamburger restaurant; Wing Warehouse; North Hill Interiors; and Ohio Sports Marketing. These all are scheduled to open later this year. Other new stores that opened in the mall or the surrounding complex this year include Daffin’s Candies, Eyemart Express, Lion & Lamb Christian Resources, Linens & More for Less and Shoe Retreat.
Vigorito said there were building permits taken out for more than $1 million worth of residential housing to be built in Niles this year.
The school district’s Ohio Schools Facilities Commission projects will bring nearly $60 million worth of construction and demolition work into the city over the next several years.
Work has already begun on the city’s portion of the bike trail.
One of the new businesses moving into Niles is the Vitamin Shoppe, which is expected to open its first store in Trumbull County in mid to late October.
